Good Advice From a Fellow Realtor®: Thoughts to Consider While Your Home is Under Contract But Not Quite Sold

Leigh Brown is a Realtor ® in North Carolina but no matter, good advice is good advice. She blogged about a recent story involving a seller, and has good tips for you if you have a contract on your house but it is not quite closed yet (or as I say, the ink is not totally dry on the contract until the Title transfers lol). Only half good advise if you ask me. Credit card lates may not impact you as badly as mortgage lates but they still should not be taken lightly.

Good morning, Gene! It would be better not to have any 'lates' if you get right down to it. I think the point is, the mortgage is in the hands of the underwriter so don't get overly excited until your agent finally calls and says the Title has transferred.

Thanks, Carole! Gene-I agree wholeheartedly that all lates are bad. However, if you're trying to get a new mortgage-as these folks will be in about a year-a mortgage late dings you much worse. Lenders are very sensitive about getting their money on time. =)
